GUEST OCCUPANCY AGREEMENT

Renter Requirements: The person booking must be the credit card holder and is the primary guest. Minimum age of 25 unless accompanied by a parent or guardian. The registering party is financially responsible for all occupants.

Payment: 50% deposit at booking, balance due two weeks prior to check-in.

Damage Policy: Guests are liable for any damages incurred by themselves or their accompanying visitors. The agreement authorizes Integrity Arizona Vacation Rentals for the right to charge the guest’s credit card for NON-accidental damages. The agency has final decision on what is “accidental.” A damage waiver is applied for up to $3000 in accidental damages. Cost is $99

Emergencies/Maintenance: Guests must immediately report any problems. Contact information is provided. Texting is encouraged if there is no answer.

Security Cameras: Owners may install exterior security cameras (front entry, garage sides, inside garage). Cameras are prohibited in the backyard/patio area. Signs will be posted if cameras are present.

Arrival/Departure: Specific check-in/check-out times are provided.  Early check-in or late check-out may be arranged for an additional charge based upon the extra hours requested

Utilities: Stays over 29 nights have a $125 monthly utility allowance.  The utility deposit is a minimum of $750.00

Cancellations: No refunds for weather, power outages, or internet issues. Winter cancellation requires 60-day advance notice. If less than 60 days a 15% cancellation fee applies.  Summer cancellation within 30 days is 100% refundable. 14-30 days out a 50% cancellation fee applies

Unforeseen circumstances: Problems rarely occur but may lead to accommodation changes or refunds.

Number of Guests/Local Laws: Occupancy limits are strictly enforced. No parties or gatherings without prior approval.  Excessive noise or illegal activity will result in eviction and loss of fees. Be considerate of the neighbors – they are NOT on vacation. Police involvement will result in loss of all fees and deposits AND immediate eviction

HOA FEES:  Guest to pay HOA fees if required. EX: Currently, Moovalya Keys, Sam’s Beachcomber and Marina Village charge $25-$50 per reservation. You will also need to provide vehicle plate numbers.

Linens & Towels: Linens and towels are not for outside use.  Pool towels are not to be removed from the property. Please check your items prior to departure to ensure all towels are left on the property

Smoking: No smoking is allowed inside the home or garage. Cleaning fees will be charged for violation.  Smoking outside needs to be 15’ from doors and windows. No candles, oil lamps, or incense.

Plumbing: If needed, plungers are provided. No grease in drain /garbage disposal. Scrape all food off before loading in Dishwasher – run disposal/ water for 2-3 minutes

Right of Entry: The rental company reserves the right to enter the property at any time to investigate disturbances, check occupancy, check for damage, and to make repairs, as we may deem appropriate.

 Security & Safety Risks: Guests are responsible for securing the property.  The rental company is not liable for injuries due to negligence. Children/pets must always be supervised.

Pool/Hot Tub/Spa: If home is equipped with either, you are u                  sing at own risk, and they may not be enclosed or secure by fencing.  Parents/guardians are responsible for minors. Propane/gas/electric usage for heating will be charged to the guest by metered usage or daily ranging from approximately $65.00 to $85. We have no control over the vendor costs; therefore, all quotes are APPROXIMATES. IMPORTANT NOTICE: to ensure a comfortable swimming experience, guests must inform us at least 7 days prior to arrival if you wish the pool/spa or Hot Tub to be heated.

Pet Policy: Pets may be allowed with a fee and agreement to liability. Guests must clean up pet waste. No pets may be left alone inside the property without adult supervision or kenneling.

Service/Emotional Support Animals: Guests must disclose service/emotional support animals.  Supporting documentation may be required.  False claims are illegal.  Animals that pose a direct threat are not allowed.

Property Keys/Garage Remotes: Fees for lost keys and remotes will apply.

Indemnification & Hold Harmless: Guests agree to hold the rental company and owners harmless from liability.

Court Venue: Any court proceedings will be in Mohave County, Lake Havasu Division.  The AZ or CA Residential Landlord Tenant Act DOES NOT apply.  The Inn Keeper Statues govern the agreement.  This is not a permanent domicile.
